Basic Rental Policy: Based on single/double occupancy, rented by the month - Reservation deposit (50% of total rental amount) due within 7 days of booking. Balance of rental amount due within 45 days of first day of rental. Plus Security deposit. $ 500 security deposit (returned within 10 days of departure provided there is no damage other than normal wear and tear)

No Cleaning Fee, owner expects premise to be left clean if not a minimum of $ 125 will be deducted from security deposit.
Cancelation policy - If booking is cancelled, rental fees will be refunded only if home can be rented for the same period at the same rate.
No Smoking.
One small dog OK.
All taxes, utilities, TV service, trash, lawn service, are included in rental fee.
Note**$50 fee for temporary Villages ID - payable to The Villages with your application - can be obtained upon arrival that allows guest The Villages amenities.
The Villages is an active Senior Community for residents 55yrs+. Young visitors are allowed for limited time periods.
