Rental Policy:
* All rates quoted are based on 2-person occupancy. Additional charges may apply for more than two people.
If more than 2 guests (not to exceed the max. of 4) will occupy the property, you'll need to discuss with owner, agree to any rate increase, and receive owners written approval no less that 30 days prior to move in date.
* Age of primary renter to be 30 or older. All guest names (and ages if under 30) must be disclosed on rental agreement. Guests younger than 19 are only allowed to stay for a maximum of 30 consecutive days.
* Check in is 1PM on the first day of the rental and check out is at 1PM on last day of rental. Any early check in and or later check out requests must be presented to the owner prior to the event date for a written approval from the owner. Additional fees could be charged.
* Pets MAY be allowed with additional charges and deposit at the owners' sole discretion. Discuss specifics with owner prior to lease signing.
*Rental rates listed do not include a golf cart, however one is available from the owner at an additional charge when proper insurance coverage or waiver is provided, or you can rent one from a local company of your choice at your cost.
* Rent and deposits can be paid by Zelle or cashier's check.
* Please contact owner for specifics on security deposit payment as amounts will vary based on length of stay.
* Renters agree to sign a lease agreement which will be provided at the time of booking.
* Amenity fee, utilities, trash, lawn service, pest control, internet and cable TV are included.
* Rent does not include 6% tax for Florida and 1% tax for Sumter County which is applicable to rental terms of 6 months or LESS. This additional charge to be paid by tenant to property owner will be detailed in the lease. No tax for rentals of 6 months + 1 day will be due.
* Temporary Resident ID card for 2 people to be paid by renters to "The Villages" for the use of recreational facilities, activities and golf at executive golf courses in the amount of $50 and can be picked up by tenant at The Villages Sales Office in Brownwood.
*Renters and guests are aware of and accept and assume all risks of harm. You (as renter/s) and your guest/s release the property owner free from any liability, including financial liability for any injuries/harm that may occur if guest/s is injured on the property or grounds.
*Any issues must be brought to the owners' attention within 24 hours of check-in/arrival for the protection of both parties. This would include ANY issue, or concern guests may see or have. This is the time to address any items or damages noticed within the house or grounds involving any deficiencies that might become a point of contention during the owners' final walk-thru inspection which could ultimately negatively affect the amount of security deposit being returned at termination of the lease.
This home is a non-smoking non-vaping site, including inside the house, garage, patio, lanai and exterior grounds. No illegal activity including fireworks of any kind is permitted. No subletting permitted. This is a 55 and older community. Quiet time is 10PM - 7AM daily.

Cancellation Policy:
* If the Rental Agreement is cancelled more than 90 days prior to the start date, the owner shall reimburse the tenant 100% of any paid rent and deposits, ONLY if the property can be rented for the same time period AND dollar amount as the cancelled Rental Agreement.
* If the property cannot be rented for the same time period and dollar amount then 75% of any rents and deposits shall be returned to the tenant. The remaining 25% will not returned but retained by the owner for administration, promotional and operational charges.
* If the Rental Agreement is cancelled 90 days or less prior to the start date, the owner shall reimburse the tenant 50% of any paid rent and deposits, ONLY if the property can be rented for the same time period AND dollar amount as the cancelled Rental Agreement.
* If the property cannot be rented for the same time period and dollar amount then 25% of any rents and deposits shall be returned
