The tiled primary bedroom features a king-sized bed, two walk-in closets, a bathroom with dual sinks, and a gorgeous step-in tiled shower. All new bedding, linens, and towels are provided. The two carpeted guest bedrooms have queen beds and can be separated by a slider for added privacy. The guest bath has a shower/tub combination. The laundry is located inside the home and includes a utility sink. Additional space includes a Florida Room with a dedicated office space that leads to a glass-enclosed lanai, as well as a separate, covered screened lanai where you can enjoy the beautiful Florida weather. Location is everything! It's a short golf cart ride to Brownwood and Lake Sumpter Landing, where there is nightly entertainment. Manatee Rec Center is a two-minute golf cart ride away, where you will find a family pool, tennis and pickleball courts, billiards, bocce ball, and shuffleboard. The Dunedin adult residents' pool is 2 minutes away. From Brownwood, it is easy to navigate your golf cart or car to the newer southern parts of The Villages.

The house has a two-car garage plus a golf cart garage. A 2018 Yamaha, gas-powered, two-seater golf cart is included with your rental and is available with the signing of a damage and liability waiver. The golf cart is to be driven ONLY by those people on the signed lease and liability
waiver. If the golf cart becomes inoperable for any reason, you WILL NOT be provided with a replacement. We will do our best to repair it in a timely manner. Golf cart use includes roadside assistance.

No-pets and no- smoking, no vaping anywhere on the property or on the golf cart. No exceptions. The owner has allergies.

January through April 2027 is a four-month minimum rental. October and November 2026 is a two-month rental.

Rates are for a two-person rental. Additional guests are welcome, with prior approval, for short visits.

Property taxes, utilities, TV, trash, internet, golf cart w/roadside assistance, and lawn and pest services are included in our monthly rates.

All terms and conditions will be provided in the lease document.

Rental Terms:

* A $1000.00 security deposit and 50% of rental costs are due within 10 days of booking. A signed rental contract and a golf cart rental agreement are required.
* The balance of the rental fee is due 60 days before the start of the rental period.
* There is a non-refundable cleaning fee of $250. (deducted from the security deposit).
* Two guest IDs will be provided (a $50 value). ID passes will need to be picked up at the Brownwood or Lake Sumter sales office upon your arrival.
* Check-in time: 4 PM. Check-out time: 11 AM
* A copy of driver's licenses will be required for golf cart rental and as proof of age, as at least one renter must show proof of being 55 or older.
* The security deposit (minus the cleaning fee) will be refunded within 14 days after checkout if there is no damage to our home or cart.
* NO SUB- LEASING of any kind permitted.

Cancellation Policy:
* The rental fee is non-refundable unless the home can be re-rented for the same time period at the same amount.




The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
Family activities are provided.
