No smoking or vaping is allowed on our property
50% of total rent due at lease signing

Balances due 30 days prior to occupancy:

Remaining 50% of rent balance (after this time rent is non-refundable unless another renter contracts those days)
6% State of Florida Sales and Use tax on rentals less than 6 months
$1000 damage deposit (refundable minus any repair or replacement costs)
$200 Cleaning Fee for 30-day rentals / $100 Cleaning Fee for 7-day rentals
additional $100 pet cleaning fee (if required)
Guest Villager ID is $50 per guest and will be paid directly to The Villages when you arrive
