RENTAL POLICY:
- Check-in time: 4:00 PM. Check-out time: 10:00 AM
- Absolutely no smoking or vaping is permitted inside the house or in the screened porch.
- No wall alterations (nails, adhesives, etc.) allowed.
- No outside decorations or flags of any kind are allowed on the property.
- Lost garage remotes, or gate passes will be deducted from the security deposit.
- A written Rental Lease Agreement outlines all terms of occupancy, and all occupants must be listed.
- The Villages is an active 55+ senior community. One renter must be 55 or older, without exception. Visitors under 19 are welcome for short stays.

PET POLICY:
- Up to two small dogs under 30 lbs (with approval)
- $200 non-refundable pet fee (per pet)
- Please pick up after your furry friend and keep excessive barking to a minimum to ensure a peaceful stay for all.

OFF SEASON (May to October)
Weekly rental is available from Saturday to Saturday at 30% of the monthly rate.

2026 RENTAL RATES:
- $4,950 Monthly January - March (3-month block preferred)
- $4,000 Monthly April
- $2,750 Monthly May
- $2,450 Monthly June/July/August/September
- $3,000 Monthly October
- $3,300 Monthly November/December

RESERVATION AND PAYMENT TERMS:
- 50% of rent is due within 7 days of booking; remaining balance due 60 days before arrival
- Bookings within 60 days of arrival require full payment at time of booking
** Rental is not confirmed until payment and a signed rental agreement are received **
- Security Deposit: $1,000 (refunded within 14 business days after departure, if home is left without damage)
- Non-refundable Cleaning Fee: $175
- Non-refundable Pet Fee: $200 (per pet, if applicable)
- All applicable State and County taxes will be applied to total rental amount
- Preferred payment methods are Zelle, PayPal, and Venmo. Cashiers checks are accepted, and personal checks may be used if received more than 60 days before the start of the rental.

CANCELLATION POLICY:
Cancellations made 60 days or more before the check-in date will receive a full refund. Cancellations within 60 days of check-in are NON-REFUNDABLE unless the owner is able to secure a replacement booking for the same dates at equal or better terms.
