Location and convenience are very close to dining, shopping, recreation and entertainment including the incredible Eastport town center, the new Downtown Middleton area, and Sawgrass Grove. You will find a fully equipped kitchen open to the living/dining area, stainless steel appliances and a gas stove. The master bedroom has a queen size bed, walk-in closet, and a ceramic tile master bath attached. The guest bedroom functions as an office but is furnished with a queen sleeper sofa and is housed in an area with a full bathroom that can become a private suite with the sliding of a door off the main living area. The main living area has a queen sleeper sofa as well. The property includes a Smart TV in the living room area with high-speed Wi-Fi/Internet access for use with your own streaming services. Luxury planked vinyl floors are found throughout the living areas with carpets in the bedrooms and tile in the bathrooms. There is also an in-unit laundry room.
Rental Policy:
To reserve this home, a Reservation Fee of $750.00 USD must be paid and delivered to the owner. Until this fee is received, the premises shall remain available for reservation by any other interested party. Once received by the owner, any cancellation will result in the forfeiture of the reservation fee. A fully executed residential tenancy agreement is required within ten (10) calendar days after the reservation fee is received. Once the lease term begins, the reservation fee will serve as the security deposit. The rental fee, 7% Florida State Transient Tax, and $200 USD cleaning fee are due ninety (90) days before the first day of the term in the tenancy agreement. If the first day of your rental period is less than ninety (90) days, the rental fee, transient tax, and cleaning fee are due in full upon signing the tenancy agreement.
Occupancy and Guests Policy: Rental rates include up to four (4) occupants, and all adult occupants are required to sign the residential tenancy agreement. With the owners approval, up to two (2) additional guests are welcome; however, they will be subject to a charge of $25 per day per person plus the 7% State Florida Transient Tax.
You as tenant(s) and your guest(s) are aware and accept and assume all risks of harm and loss or damage to personal property. You as tenant(s) and your guest(s) release the property owner and their representatives free from any liability, including financial liability for any injuries/harm/loss that may occur on the property. Any issues must be brought to the owners attention within 24 hours of check-in or occurrence. This includes any issues guest(s) may have with the house and any damage incurred by guest(s). Purchase of a renter's policy or vacation insurance is recommended.
Pet Policy: Subject to owner's approval and a signed Pet Policy Agreement, up to two (2) well-behaved and house-trained dogs (up to 70 lbs. each) are welcome. Please reach out to the owner to learn more about our pet policy agreement.
Smoking Policy: No smoking or vaping is allowed on the premises. Violation will result in the forfeiture of the security deposit and paid rent as well as immediate termination of rental lease.
Security Camera: A security doorbell camera is installed at the front entrance.
Lifestyle ID Cards (Optional): Two (2) Lifestyle ID Cards are available for use during the Lease term for a non-refundable processing fee of $50 USD. As a temporary resident, this card provides complimentary access to all executive golf courses in The Villages.
