No Smoking: Smoking is strictly prohibited anywhere on the property. This includes, but is not limited to, cigarettes, cigars, vaping devices, and illegal substances.
Application Process: Completed and signed lease agreement required
Villages Compliance: Renters must adhere to The Villages policies
Renters must have a good credit score and at least 2 personal references. - There is a $60 non-refundable fee to cover background/credit checks with application.
All quoted rent and fees are based on 1-2 person occupancy.
Lost keys, gate cards, remotes and garage door openers are replaced at the renter's expense and will be deducted from the security deposit. Temporary resident IDs maybe obtained for two guests, and the $50 fee is paid directly to The Villages at one of several recreation centers. Passes are not required but will allow access to amenities such as recreation center activities, classes, pools and golf courses.
Pet Policy: Pets are welcome on a case by case basis. Type of animal, size, and age must be provided for approval. Animals must be up to date on shots, registered on your homeowners insurance policy, housebroken and on a leash at all times when outside. Please do not bring a dog who is an incessant barker, as this would violate the noise policy.

Cancellation Policy
More than 90 days before check-in: Full refund of all payments.
6089 days before check-in: 50% refund of the total First Month and Last Month rental amounts.
Less than 60 days before check-in: No refund of the First Month and Last Month rental amounts.
No refunds will be given for early departures.

This property is a non-smoking, non-vaping and no candles property for tenants and all guests
The Villages is an active 55+ community. Pet allowed no more than 50 pounds.
Young visitors are allowed for limited time periods.
