Hi thanks for showing an interest in our 2 bed 2 bath courtyard villa located in the district of Lake Sumter.

Comfort, leisure and convenience are the main attributes associated with a stay at our home and below we outline a small number of the amenities / facilities which are nearby.

The Lake Sumter area is the ideal location and provides ease of access to all the wonderful facilities that The Villages has to offer with loads of shopping, restaurants, recreation centres, pools and golf courses within an easy 10-minute cart ride from our home in the village of Ashland.

Our newly redecorated and fully furnished home provides guests with all the comforts needed for a wonderful stay and we also provide complimentary access to two gas golf carts which makes it easy for getting around to your daily activities, town centres and exploring all The Villages has to offer.

On our doorstep we have 3 of the 42 executive 9 hole golf courses - Pimlico, Churchill Greens & Belmont and if you fancy a round on one of the 14 27 Hole Championship course we are only a 5 minute cart ride from The Arnold Palmer Legends course.

If you would like to participate in other recreational activities such as Pickleball, Fitness Classes, Card / Board games, Line Dancing, swim or laze by the pool our nearest recreation centres of Churchill St and Pimlico are very close by with Ashland pool just around the corner.
Shopping, Dining and Other Services are located within 7 minutes of our home at the Southern Trace and Buffalo Ridge Shopping Plazas which have almost 100 outlets including a Fresh Food Market, Walmart Superstore, Costco together with a wide range of restaurants to suit all dietary and food taste requirements.

In addition to the nearby shopping Plazas, Lake Sumter Landing with its picturesque waterfront and boardwalk is also only a 10-minute cart ride away. The market square provides additional shopping and dining options with nightly entertainment to practice your line dancing or salsa skills that you learned from attending the recreation classes!!

After a fun filled day of activities you can relax in our 2 bed 2 bath home which provides a bright open plan space with a fully glazed and screened air-conditioned lanai to help you enjoy indoor / outdoor living. The Lanai / Florida room provides easy access to the private, fully enclosed landscaped patio area.

Rental Policy & Cost - Minimum 1 Month Rental (3 MONTHS MINIMUM IN HIGH SEASON JAN-MAR)
The following rates are for two people and includes utility fees and 2 Resident IDs. Additional charges per night per person apply for family or guests and will be assessed on request.
A security deposit of $800 is due with return of the rental agreement together with a reservation deposit equal to 50% of the total rental amount.
The remaining 50% is due 60 days before occupancy.
Cancellation refunds only if the villa can be rented for the same time period and the same rate. Alternate payment options may be required if rental agreement is made less than 90 days before occupancy.
A $175 cleaning fee will be deducted from the $800 security deposit at the conclusion of your stay. The remaining Security deposit of $625 will be returned to you within 15 days of check out if no damage or missing items. Any damage or missing items will be charged to and taken from the security deposit. Florida sales tax of 7% will be added to the full rental amount.

Check in on the first day is 4:00pm Check out on last day is 11.00am
Guests shall return all keys, and/or garage door openers at departure and will be liable to replace any such item at a charge of $50 for each lost item.

The Villages is an active Senior Community for residents 55yrs+ however children are allowed for a short period of time.
