Temporary resident lifestyle ID's are required for the use of The Villages amenities. There is a $50.00 fee for lifestyle ID's paid by the renter.

Rental Policy:
--No Smoking/Vaping on premises
--To reserve rental dates, Renter(s) agree to sign a lease agreement and pay a deposit of 50% of total rent plus 7% FL sales tax, plus a security deposit ($1000.00) due within 7 days of booking. The remainder of the rental fee and sales tax is to be paid and received no later than 60 days prior to check-in. If booking is made less than 60 days prior to check-in, then 100% of the rental fee, tax, and security deposit are due along with the signed lease agreement at time of booking
--$200.00 Cleaning fee to be deducted from security deposit
--Lost gate cards, remotes, keys, and garage door openers are replaced at renters expense and will be deducted from the security deposit
--The security deposit less any damages and cleaning fee will be refunded within 14 days of departure date after and inspection of the property has been made

Cancellation Policy:
--90 plus days prior to check in, full refund of all payments
--60-89 days prior to check in, 50% refund of payments made, plus security deposit
--Less than 60 days prior to check in, no refund of payments made, but will refund security deposit
-- Early departures, no refunds
--In case of illness or other life changing events that requires you to cancel your reservation, it is recommended that you purchase trip insurance to protect your vacation investment

The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
