RENTAL POLICIES:
-Check-In / Check-Out: Check-in is after 4:00 PM. Check-out is by 10:00 AM on your departure date.
-Village Guest ID Passes: Optional Temporary Resident ID Passes are available for $50 per couple, paid directly to The Villages. These provide access to pools, golf, and all recreation centers.
-No Smoking: Smoking is not permitted inside the home.

SECURITY DEPOSIT
A $1,000 security/damage deposit is due at the time of booking to reserve your dates. This deposit secures the reservation and covers potential damages. It will be refunded within 14 days of checkout, provided there is no damage and the property is left in good condition.

PAYMENT
50% of the total rental amount is due within seven (7) days of booking to confirm your reservation. The remaining 50% balance is due 60 days prior to your scheduled check-in date. If booking is made within 60 days of the check-in date, full payment is due at the time of booking.

FORM OF PAYMENT
All payments, including the security deposit and rental balance, are accepted via Venmo, check, or wire transfer. Detailed instructions will be provided upon booking confirmation. A receipt will be sent once payment is received.

CANCELLATION POLICY
Cancellations made after payment is received but more than 60 days before check-in are eligible for a refund of any prepaid rent, minus a $100 administration fee, only if the property is successfully re-rented. Cancellations within 60 days of check-in are non-refundable.

TAXES
A 7% Sumter County tourism and sales tax is added to the rental total, in accordance with Florida state and local regulations.

CLEANING FEE
A one-time $250 cleaning fee will be added to your total and is due with the final payment.

DAMAGE RESPONSIBILITY
Guests are responsible for any damage beyond normal wear and tear. Additional charges may apply if repairs or replacements are necessary due to excessive damage or missing items.
