The 2nd bedroom has a queen bed with multiple drawers for extra storage in the bedframe. The mattress is a 12" hybrid memory foam mattress. A Smart TV is on the wall opposite the bed.

The living room has a leather couch and leather loveseat, totaling four ELECTRIC LEATHER RECLINERS, along with a 65-in Smart TV giving you a true resort-type feel.

All of the bedding mattresses and pillows have zippered coverings that are rated not just for dust, but for "bed bug" protection for the utmost in precautionary measures.

Norwex "chemical free" cleaning cloths, mops and dusters are a special part of the amenities.

For your convenience, a 2 seater gas Yamaha golf cart with seat belts and road side assistance are part of our package as well as 2 new bicycles with helmets.

Multiple security cameras are attached around the perimeter of the exterior of the home for your additional security, and monitored by the landlord.

Monthly the landlord will schedule a time convenient to the tenant to come and conduct a 50 point inspection of all aspects of the workings of the home, both interior and exterior, to insure that the home is kept in the best working order and to head off any potential issues.

The 2 car garage has a bump out where a brand new tool bench is located for any basic projects.

Rental Policy:

All property taxes, utilities, Spectrum TV, high speed internet, trash, and lawn service are included with leases LESS than 6 months.

Tenant will cover electric and gas with lease GREATER than six months.

Payment via Zelle is preferred. However, wire transfer and personal check are also options.

First months rent/Deposit/Security due with signing of lease. Addition rent and taxes due 90 days prior to lease begins if less than 6 month rental.

If greater than 6 months rental, multiple installments will be determined.

Security deposit is $2000.

With a lease greater than 6 months, no taxes are due/required. If less than 6 months lease, state, local and county taxes of 11% of the rental fee will be due 90 days prior to the lease start date.

Cleaning Fee $250

If dog or cat is approved, a $500 pet fee will be included along with an additional cleaning fee of $250 per month, cap of $500. Both will be due 90 days prior to lease start date.

Occupancy rate is 4. IF additional guests are approved, there is a $50 per person, per night fee.

Our home is not child-proofed. Therefore we kindly request that you limit your visitors/guests inside the home to 10 years of age and older. Potential approval for visitors/guests under 10 years of ago MAY be granted with a temporary additional deposit. This will be on a case-by-case basis.

Guest passes will be available free of charge to any occupants. If a Lifestyle ID is preferred, there will be a $50 fee (per couple) payable at the Brownwood sales office when the passes are picked up. A total of two lifestyle IDs are available per home.

Smoking, vaping, illegal drug use/possession
and subletting are not promoted and will be grounds for immediate eviction.

Cancellation Policy:

If at any time, it is necessary because of an emergency to cancel, any money's deposited would be returned only and if the landlord is able to rent at the same rate, less a 15% cancellation fee. Cancellation requests must be in writing either by USPS mail or email. Texting is not acceptable. It is STRONGLY recommended that tenant purchase travel insurance.

The Villages is an active Senior Community for residents 55 yrs+. However, 18 yrs and older may rent short term.
