The Beautiful (private suite) Master has a king bed, lovely furniture, TV, very large walk-in closet and double sink/shower bathroom. This Suite also has doors out to the lanai. This is a self-contained area with access to the walk-in closet and bath that are contained within this private area.

The second bedroom, located beside the large hall bath, also has beautiful tray ceilings. It has new twin beds, that one can use as twins or push them together to create a king bed. Bed linen will be provided to use as either twins or a king. It also has a dresser, chair, bedside tables, lamps and its own TV.

The third room off the large hall is set up as an office with again, a beautiful tray ceiling along with a great large closet. It has a large desk, TV, leather reclining chair and ottoman.

There is a very large INSIDE LAUNDRY ROOM with washer, dryer, ironing board, iron, and lots of storage right off the kitchen/living area. It has a pocket door for piracy and noise buffer if running a machine. One goes through the laundry room to the inside door to the garage.

We also offer a FULL double garage (2-car) and wide driveway! The front porch is a lovely relaxing area in the shade to enjoy the outside also.

RULES AND GENERAL INFORMATION
-We also live in the Villages and are here to help and assist you in any way to ensure you have the best experience.
-Please help us keep our home and property amazing! This home has a non-smoking/no pet policy. No smoking or vaping is permitted in or on the property.
-The Villages is an active Senior Community for residents 55+ years of age. Young visitors are allowed for a limited time period as set by the Villages.
-Plenty of room for visitors to visit, but the rates include them for only two (2) weeks at a time. Longer stays are negotiable.
-Check in time is 3:00 PM - Check out time is 11:00 AM.

Shuttle service is available from 3 Airports on a daily basis at a reasonable rate. Contact us for more information.

We do not provide a golf cart (as advised by our Attorney) but we will credit a renter between $200 and $300 a month if you rent one and provide documentation of the rental. Call for more information on Golf Cart Rentals.

-Optional Fee: $50 Lifestyle ID Fee for 2 people pd. directly to the Villages on arrival. (We need to order ID's for you ahead of arrival).
Allows you access to the following:
-Golf at no additional cost on over 42 executive golf courses and access to 13 Championship golf Courses (fees apply).
-Sports pools and neighborhood pools
-Over 3,000 organized social club activities.

RENTAL PAYMENTS:
-Within 7 days of the booking 25% of the rental amount, the Florida State/County sales tax (7% of rental amount) and the $1,000 security/damage fee must e received in order to reserve your rental.
-The remaining balance is due on or before 45 days prior to occupancy. Failure to pay as indicated will result in a cancellation of your reservation and loss of your security deposit.
-If a reservation is made less than 45 days prior to check-in, the total amount will be due within 7 days.
-Security Deposit minus $150 standard cleaning fees will be returned within 15 days of departure, providing there is no excessive wear and tear, damage or removal or loss of contents and keys and gate passes are all returned.
-CANCELLATION POLICY
-Greater than 90 days out: Reservations canceled 90 days prior to scheduled arrival date will receive a 100% refund of money deposited.
-Less than 90 days out but more than 30 out: Reservations canceled within that window will receive a 100% refund of money deposited
minus 15% administrative fee provided that the owner is able to secure a tenant for same duration and rate.
- LESS THAN 30 DAYS OUT: NO REFUND.
PAYMENTS:
-Payments accepted by cashier's check or personal checks.
-Property Taxes, Utilities, TV, Trash and Lawn Service are included
