Our home is a 2023 designer 3-bedroom 3-bath home, in the Village of Dabney, featuring an open concept living area. Great space for up to 6 people.

The entry, dining, living room, and kitchen are all open concept with high 9-foot ceilings, and a 65" Smart TV. Electronic controlled sofa allows you to recline and relax after a busy day. The coffee table adjusts to allow for eating while watching TV. The dining table seats 6 and there is additional seating for 4 at the kitchen island. The laundry is adjacent to the kitchen with a sink and pantry and is seperated with a pocket door. This home's design has a fully equipped kitchen with everything you need to stay for a month or more. Appliances include a gas stove, dishwasher, microwave, refrigerator, and large washer and dryer.

The master bedroom includes a king size bed, 50" TV and an ensuite with walk-in shower, two sinks, privacy toilet, and walk-in closet. The second bedroom has a queen-size bed, 31" TV, and a bathroom with walk-in-shower separated by a pocket door from the living area for privacy. The 3rd bedroom has a queen-size bed and an adjacent bathroom with a tub/shower. All bedding, blankets, and towels are provided.

The two-car + golf cart garage has a remote and code entry. There is a 4 person golf cart included in the rental.
The home is open and bright with large windows and two sliders that open to the screened lanai with a table and 4 chairs as well as 4 lounging chairs to enjoy your coffee and watch the sunrise.

Our home is in the Village of Dabney near neighborhood pools and recreation centers. There is so much to do - Dabney Recreation is minutes away with an adult-only pool and just down the road is Franklin Recreation with the Family Pool. All the Rec centers have everything sports; pickleball, tennis, bocce ball, shuffleboard and more! Ezell Recreation has a fitness center for an additional charge with all the workout equipment necessary to stay in shape while having fun and meeting new friends. Sawgrass Grove offers a marketplace, nightly live outdoor entertainment, food (McGradys pub) and Southern Oaks Championship golf course, all in one location and just a few minutes drive.
Additional Entertainment, Restaurants, live music and dancing and shopping in Brownwood Paddock Square is 20 minutes away. Winndixie, Publix, loads of Restruants, and shopping are only minutes away in Leesburg.

Additional Fees/Comments:
Deposit/Security of $2,000 and first months rent due within 7 days of booking.
Security deposit of $2,000 less the cleaning fee will be refunded, as applicable, within 30 days of departure after inspection of the property.
$200 minimum Cleaning Fee
Remaining months rent is due 14 days before the start of the lease.
Two Temporary Resident IDs for $50.00 each (Payable to "The Villages"). This allows renters to use all the amenities that are provided to a Village property owner. (optional)
-Guest IDs are available at no cost for facility use and pay a nominal fee for golf.
Check in at 4pm and check out is 10 am.
Sub leasing of any kind is prohibited.

Family activities are provided.

Cancellation policy:
Rental is non-refundable subject to owners ability to re-lease at the same terms.

Creditworthiness and past rental references may be requested.
The Villages is an active Senior Community for residents 55yrs+.
Visitors are allowed for limited time periods as set forth in the lease.

Six consecutive months or longer 5% discount.
Property taxes, utilities, TV, trash, and lawn service are included.
