Included with rental is a 4 passager Yamaha gas golf cart. The glassed and screened enclosed Lani is also heated and air conditioned. It has beautiful Barn doors to close for privacy, quiet time or just to enjoy your morning coffee. MBR has a king size Sleep Number adjustable bed. Guest room has a luxury queen size mattress. Guest bed and bath can become a private suite when pocket is closed. All linens are provided, including 6 beach towels to enjoy at the many pools at the villages or a trip to the beach. Sabel Chase, Virgina Trace and The Canal St. Recreation and Family pools are all located within a 1/2 mile, an easy walk or cart ride. Lake Sumter Market Square is 1.2 miles away, a 22 min. absolutely beautiful walk, or an 8 min. cart ride. Lake Sumter offers nightly entertainment 365, as well as Spanish Springs and Brownwood Paddock Squares. Both of which are also a short ride by car or cart. All the squares are filled with quaint shops and resturants!
The Villages has many activities, such as Pickleball, Tennis, Shuffleboard, Bocce ball Exercise classes etc...,too many to list. Golf is endless! There ae 11 excutive courses near the home (43 total) and Mallory Hill Country Club & Championship Golf is up the street. This is 1 of 18 Championship golf courses that are offered. All this is included with your Temporary Resident ID, which we include in your rental fee. Temporary Resident ID is a must for all pools, activities and golf. Championship courses will have additional fees.
The kitchen is fully equipped with all new appliances. The refrigerator has a water dispenser and double ice maker. DW Gas stove and microwave. Dishes, utensils, glassware, coffee maker, toaster, cookware and crockpot are provided to address all your cooking needs. Washer/dryer in the garage along with an iron and table top ironing board. Hairdryer and lighted makeup mirrors in bathrooms. There is a wireless printer provided.

Rental Policy
At contract signing a $1000.00 Security Deposit is due within 10 days of booking. A $200.00 cleaning fee will be deducted from your security deposit as long as no damage or no excessive cleaning is needed. If there is damage or exsessive cleaning needed, that will be deducted from the refund. If either exceeds the security deposit you will be billed accordingly. Therefore, the refunded SD will be $800.00 after inspection of the home and all is well. A 7% FLORIDA STATE IS NOT INCLUDED IN THE RENTAL RATE.
50% of rent is due 90 days in advanced of rental start date. Balance of the rental is due 30 days prior to rental start date. The rental rates include amenties fees, utilities, lawn maintance, You tube TV & High speed Xfinity internet, pest control and cost of Temp. ID's. * FOR THE MONTHS OF JAN.,FEB.,MARCH.AND APRIL, THERE MAYBE A 3 MONTH CONSECUTIVE MIN.REQUIRED*

Cancellation Policy
*IF THE RENTAL IS CANCELLED BY THE RENTER FOR ANY REASON AT ANY TIME, THE SECURITY DEPOSIT WILL BE FORFEITED!
If rental is cancelled 90 days prior to 1st day of scheduled occupancy you will receive a 100% refund on rent collected.
If cancelled between 89-60 days prior to the 1st day of scheduled occupancy you will receive a 50% refund on rent collected.
If the Villa can be re-rented for that cancelled period you will receive a 100% refund for each month that has a secured renter. *THERE WILL BE NO REFUND WITHIN 60 DAYS OF THE 1ST DAY OF SCHEDULED OCCUPANCY*

The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
