Centrally located on a corner lot in the desirable Village of Winifred, this three-bedroom two-bathroom home is the ideal place for you to live The Villages lifestyle. The two-seater golf cart (w/ emergency roadside assistance) is a 2023 Yamaha Drive 2 and is ready to take you where you want to go. Lake Sumter Landing Square, which boasts nightly live music, restaurants and shops, is conveniently just two miles away. The Winifred pool is right around the corner and Palmer Legends Golf Course less than a mile away by cart path. Laurel Manor Regional Recreation Center with pickleball/tennis courts is 3/4 of a mile north and also accessible by cart path, and Bridgeport Village Recreation Center is also just a mile away. CR 466 with its shopping corridor of grocery stores, restaurants, and retail shops, is just a mile north and golf cart accessible. The home sleeps five with two king beds and a day bed. There is a desk/workspace area in the third bedroom. The wrap around enclosed lanai with portable air conditioner and heater gives you plenty of space to enjoy the Florida sunshine. The kitchen has a gas stove and is equipped with everything needed to prepare and serve your favorite meals. If planning a night at home, the 85" 4K UHD Smart TV will provide a theater like experience for your movie night or your favorite team's game. Wi-Fi service included along with two Smart TVs and YouTube TV (which includes streaming, cable, and live TV). Inside laundry room is just off the garage where your car can be parked. RENTAL PAYMENT:
2 week minimum required. A signed lease along with 50% of the rental cost, $1000 security deposit, $125 cleaning fee, $50 guest pass fee (if required), and $100 pet fee (if applicable) are required to reserve your dates. Rental rates include sales tax. Balance is due 90 days prior to arrival (60 days prior to arrival May-December). We accept personal check, Venmo or Zelle.

CANCELLATION POLICY:
The refund policy if cancelled by 90 days prior to 1st day of rental period you will receive a 100% refund of security deposit and balance collected. If cancelled within the window of 89 days to 60 days prior to 1st day of rental period you will receive a 50% refund on all deposits, fees, and balances collected. Prior to 60 days, no refund will be issued; however, if the home can be rented for your cancelled rental period you will receive 100% refund for each month that has a secured renter.

RENTAL POLICIES:
Two week minimum required.

Smoking is not allowed in the home or the garage.

Dogs only are permitted, and two maximum, please.

Starter supplies are supplied for your convenience (ie. paper towels, toilet paper, shampoo, soap, laundry detergent, coffee, etc.). Please kindly replace them before leaving, we would so appreciate that.

Events, parties, etc. are not allowed. Please be considerate of your neighbors with your noise levels and your pets. This is a quiet neighborhood that generally turns in early, and you will love the peace and quiet that it affords.

Please No Burning of Candles.

Authorized guests only to be living on the premises unless otherwise approved by the landlord.

Please leave the home as you found it. If furniture was moved, return all to their original places.

Leave all keys, garage door openers, and gate passes in the kitchen so as not to incur any lost item fees.

And, most importantly, enjoy yourselves! You are on vacation in one of the loveliest and friendliest places on earth
