We would love to welcome you to our beautiful, spacious Courtyard Villa in the Village of Lake Denham. Our lovely Courtyard Villa home features 3 bedrooms and 2 bathrooms in an adorable Villa community. The location is perfect, being close to the Sawgrass Grove entertainment venue, the Franklin Recreation Center, Mickey Lee Pitch and Putt, and miles of wonderful trails. It is a short golf cart ride to Edna's and Brownwood and Championship Golf at Southern Oaks.

Your Villa is fully furnished with brand new furniture in all rooms, including a 65" smart TV and new sofa and chairs in the living room. The dining area can comfortably seat six people, with four additional counter stools. The master bedroom enjoys an upgraded king bed, wall mounted smart TV, large master closet leading into the luxurious master ensuite which features a large counter with double sinks, and an oversized walk-in shower. Both guest bedrooms have a queen-size bed.

The kitchen is equipped with new stainless-steel appliances, including a gas oven/stove. You will also find small appliances, a coffee maker, pots and pans, bakeware, dishes, glassware, flatware, utensils, and everything you need to feel at home.

The home features ceiling fans throughout to keep you comfortable, and screens on all the windows. You will find that all towels and linens are provided and thoroughly sanitized for your arrival. Additionally, we provide hair dryers, an iron, an ironing board, a vacuum cleaner, and a starter supply of cleaning and paper products for your convenience.

The lanai has a dining table and chairs and comfortable outdoor lounge furniture for you to enjoy outdoor living in the Villages. The backyard includes a gas barbeque and table/chairs for outdoor dining or casual relaxation.

Upon proper pre-notification, well-behaved dogs are welcome to join you at the Villa. We do include an additional cleaning fee for pets as we fully sanitize the home after having dogs as guests. The enclosed backyard for them to enjoy, and a brand-new dog park is just a short golf cart ride away at the Homestead Recreation Center, where your dog(s) can socialize with other dogs from the community. We require a signed pet waiver, pet cleaning fee and ask that upon checking out; there is no evidence of a pet being present, and all fecal matter is removed from the premises.

The Villa is close to the Franklin and Homestead Recreation Centers. In fact, it is a short walk to Franklin to enjoy the family pool. These centers provide access to pools, pickleball, bocce, shuffleboard, corn toss, and various activities, including games, fitness classes, art activities, etc. You will have access to more than 15 miles of scenic pathways for walking and biking.

A quick golf cart ride can easily access Sawgrass Grove Marketplace. This marketplace is filled with various entertainment options, including live music, McGrady's Scottish Pub, and several fast-casual eateries. Additionally, you can grab a cup of specialty coffee and breakfast sandwiches from the coffee shop. Take advantage of visiting The Villages Grown store and the butchers located in Sawgrass Grove.

Utilities, Smart TV's, Wi-Fi, trash, and lawn service, are included.

Rental Policy:
Security Deposit: $1,000 Cleaning Fee $200, Pet Fee (if appropriate) $200
Upon signing the lease, 50% of the rental amount and the security deposit are due. The remaining balance of the rental amount and tax must be paid 60 days before arrival.

Guest IDs for the amenities are included in the price. Temporary Resident IDs are available for $50 for two people, this allows you to add guests and provides resident privileges.

All Florida State and Lake County taxes are included in the rental rates.

The cleaning fee(s) will be deducted from the security deposit. If your rental period is less than 60 days from the time of booking, the payment, and security deposit are due in full upon signing the lease agreement. If you need to cancel your reservation, the security deposit and cleaning fee will be refunded in full. If we can re-rent the house at the same rate and dates, your rent will be refunded, less a 15% fee or $300 (whichever is greater). We strongly recommend purchasing trip insurance through a third party.
The rental rate INCLUDES 11% Florida State Sales/Use and County tourism tax, which is required on rentals of less than 6 months and 1 day.

The Villages is an active Senior Community for residents 55yrs+. Young visitors are allowed for limited time periods. Family activities are provided.
