Fully furnished 2 Bedroom Courtyard Villa with a new four person Club Car golf cart! Villa has an updated bright kitchen with four stool breakfast bar, dining area which features a large table with 6 chairs. The cozy living room has a double reclining electric sofa with 65" HD Roku Smart TV and seating for six. The master bedroom has a King bed with wall mounted HD Roku Smart TV with private bathroom with shower, large walk-in closet with patio doors to a spacious lanai offering multiple comfortable chairs in private and convenient courtyard with an "always ready" 4 person hot tub. The guest bedroom has twin beds with work desk and office chair and a Roku TV. Villa provides a washer, dryer, iron and ironing board. There are new ceiling fans in all rooms and lanai. Side patio off the kitchen provides seating and a large gas barbeque.

The Villa is Smoke and Pet Free. Monthly rental fees are based on double occupancy, while temporary guests are welcome we cannot accommodate more than 4 people to sleep comfortably, and an added fee for more than a double occupancy.

Terms:
The following quoted monthly rental rates include the 7% FL Rental Tax, all utilities, and use of 4 passenger golfcart.

When booking less than 30 days prior to arriving, 100% of the total rental amount is due immediately plus a $1,000 (refundable) Security Deposit along with the signed rental agreement. Villa is not reserved until the security deposit has been received, and signed agreement within 7 days thereafter.

When booking more than 30 days prior to arriving, $1,000.00 (refundable minus $100 cleaning fee).) Security Deposit with a signed rental agreement is due within 7 days of a verbal agreement. Then 25% of total rental amount is due within 60 days of 1st day of occupancy. Then remaining 75% of total rental amount is due 30 days prior to 1st day of occupancy.

If renters check out after 10:00 am, an additional $25.00 fee maybe deducted from the renters' Security Deposit unless prior arrangements and approval have been made with owners.

If renters need to cancel after paying their security deposit and partial or full rental payment(s), these will be refundable only to the extent that owners can re-rent the property for the same time period, rental rate amount and time as the renter had prior committed.

Special Note:
Owners can assist in obtaining renters two Temporary Resident ID's and/or guest ID's to help fully utilize The Villages numerous amenities, activities and savings, but particularly the golf passes. However, The Villages requires renters personally pick up these personal ID cards upon arrival in the Villages and pay the $50 fee per couple if it is a temporary resident ID.
