Policies:
** Rent Includes: All utilities, internet/WIFI, yard/lawn care, trash pick-up and use of golf cart, bicycles, and BBQ Grill.
** No smoking or vaping on the premises.
** No subletting permitted.
** No refund for early departures.
** Home is to be used solely as a private single-family residence.
** Renter shall not use the home for the purposes of conducting on any business, profession, or trade of any kind.
** Renters and guests are aware of and accept and assume all risks of harm.
** You (as renter/s) and your guest/s release the property owner and their representatives from any liability, including financial liability for any injuries/harm that may occur on the property.

Payment:
** To Reserve: Renter(s) agree to sign a lease agreement and pay a deposit of 50% of total rent and taxes plus security deposit ($1,000 for monthly rentals or $400 for weekly rentals) within 7 days of booking. The remaining balance is due a minimum of 60-days prior to occupancy. If the booking is made less than 60-days of arrival then 100% of the total rent, taxes and security deposit is due within 7 days of booking. The full security deposit minus the non-refundable cleaning fee ($250) will be refunded within 14 days of departure after inspection of the property.
** Optional Fees: You may apply for a $50 Temporary Villages ID (for 2 people), paid directly to The Villages (cash or personal check only, they do not take credit cards) and picked-up upon your arrival. Temporary IDs allow you to enjoy the same privileges as homeowners, such as: free access to all executive golf courses, reduced fees at championship golf courses, swimming pools, recreation centers, and more. After you purchase your Temporary ID, you will be able to obtain FREE guest passes for other temporary visitors. Paperwork for your Temporary IDs must be submitted at least 2 weeks in advance of your stay.

Cancellation Policy:
a) Full refund if canceled 90 days prior to the 1st day of the rental period.
b) 50% refund if canceled between 60 and 90 days prior to the 1st day of the rental period.
c) 25% refund if canceled less than 60 days prior to the 1st day of the rental period.
d) No refund if canceled within 30 days prior to the 1st day of the rental period.

If cancellation is less than 90 days prior to the 1st day of the rental period, and the owner is successful in renting to another renter under the same terms, Renter will receive a full refund less $250 processing fee. If owner rents for less with another renter within the same time period, any loss of the original rent amount will be deducted from the renter's security deposit plus a $250 processing fee.
