We think you will fall in love with our beautiful, fully furnished and decorated home featuring 3/2 open floor plan, with 4-season ceramic tiled and glass enclosed lanai with slider windows and fan. The master bedroom is separated from the other bedrooms and has a king size bed, 2 dressers, walk-in closet and a private master bathroom. The second bedroom has a queen sized bed with matching night stand, dresser and large closet. The third bedroom includes a computer desk and office chair, perfect for a home office or teleworking. It also has a full size Murphy bed that folds up when not in use. The home is carpet-free plus all bedrooms have ceiling fans.

Enjoy a quiet morning with a cup of coffee sitting in the Florida room or go early for a round of golf. There is so much to do in The Villages, it would be difficult to get bored. There are many restaurants such as Olive Garden, BoneFish Grill, Red Lobster and many others very close to the home. In addition, there is a large variety of shopping nearby such as Fresh Markey, Publix, Walmart, Hobby Lobby and many more. You may also want to look into one of the 3,200+ clubs within the Villages. There is something for everyone here.

This home is in an amazing location where you can walk the many trails, bike, play golf, play pickle ball, or shop. Just a golf cart ride away you can find grocery stores, drug stores, liquor stores, banks, salons and everything from fast food to fine dining, as well as medical and professional services.

You can walk or take a golf cart ride to the nearby Regional Pool and Recreation Centers. Lake Sumter Landing is also close by for dining and shopping, as well as live music in the evenings and dancing. There are 13 Championship golf courses and 43 executive courses available for a variety of skill levels.

While at home relaxing you can watch the 55" 4K Samsung Smart TV in the living room on the dual recliner couch or power recliner with power headrest and USB charging port. As you will see in the amenities list (more amenities than listed here), our home is fully equipped and ready for use.

The kitchen has a breakfast bar and is fully equipped with stainless steel appliances: dishwasher, garbage disposal, microwave, convection gas range and refrigerator with water and ice in the door. POLICIES & PAYMENT

- Please treat our home with respect.
- Rent quoted is double occupancy for the term of lease. (See payment information below regarding additional guests).
- We will require you to sign a rental/lease agreement for the term of the rental/lease term. We are happy to furnish the agreement to you prior to you making a commitment to rent the property.
- Absolutely no smoking, vaping, tobacco or marijuana (even with medical card) use in the home, this includes inside the garage and in the lanai. Any evidence of smoking will be subject to forfeiting of security deposit.
- No illegal activities, including but not limited to illegal movie downloads.
- Tenant will forfeit security deposit if there is evidence of any illegal activity on the premise or damage to the property beyond normal wear.
- Accidents do happen, if something is damaged during the stay, call the Owners as soon as possible with details. Pictures help. This may result in reduced/eliminated forfeiture of security deposit based on damage.
- $100 charge for any missing keys, gate passes, remote controls or garage door openers.
- The locked storage cabinets in the garage are for Owner use only.
- Be advised that there is NO U.S. Postal delivery service available to this address. If you have booked an extended stay, we recommend setting up a personal PO box at one of the local mail/shipping businesses in advance of your stay.
- Starter toilet paper, paper towels, napkins, salt & pepper, dish washer pods, laundry pods, bar soap, shampoo, coffee, and coffee filters are provided.
- Security deposit will be returned once the property is inspected, this will be done within 30 days of departure.

PAYMENT

Rent quoted is double occupancy for the term of lease. Up to an additional 4 guests may visit at no charge for up to 7 days. Maximum occupancy at any time is 6 guests. If a longer guest stay is needed or requested an additional 10% rent will be charged for up to 4 additional guests and identification of all occupants is required. Contact owner directly for payment information and terms.

The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods. Family activities are provided.
