Rental Policy:
20% Deposit + Security deposit (refundable) due within 7 days of booking, balance is due 45 days prior to scheduled arrival date.

Photos of front and back of drivers licenses for all tenants are required with every booking.
Possession:
Tenant will be entitled to possession no earlier than 4:00 pm on the first day of the term of the lease and will vacate the property no later than 10:00 am on the last day of the lease term.
Security deposit:
At the time of signing the lease, tenant will pay landlord a security deposit of $700.00 to be held and disbursed for tenant damages to the premises or other defaults under the agreement (if any) as provided by law. The security deposit will be returned to the tenant following inspection of the home for damages and return of all keys, garage door opener and gate pass. Refund of security deposit will be mailed to tenant within 30 days of lease ending date.
Cancellation:
If the tenant cancels prior to 90 days before lease start date, all monies will be refunded.
If tenant cancels less than 90 days prior to lease start date, the landlord at his/her discretion may retain all or part of the monies which had been paid to the landlord.
Smoking:
No smoking is allowed anywhere on the premises.
Pets:
No Pets Allowed
The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
