Rental Policy: At contract signing $600 security deposit and $150 cleaning fee due. 50% of rent due 60 days in advance with paid balance 30 days in advance. Rental rate includes electric, water, garbage, pest control, and internet TV. The rental rate does not include Villager ID cards. Rental rates are for 2 people. Visitors are permitted on approval. Depending on length of stay, additional fee may be required.

Check-in is at 3:00 on first day of rental. Earlier if unit is ready. Check-out is at 10:00 on last day of rental.

Cancellation Policy: The refund policy is 90 days out 100% refund of security deposit and balance collected, 30 days out 50% refund on all deposits, fees, and balances collected (if the Villa can be rented out for the price, you will receive 100% refund for each month that has a secured renter).

The Villages resident ID is available for your stay. $50 is payable directly to The Villages upon receipt of your passes at Colony or other regional recreation centers. This allows you to use any of the 36 executive golf courses (no green fees), all recreation facilities and wonderful amenities the Villages has to offer.

The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
Family activities are provided.
