**There is NO golf cart included.**
The golf cart garage is used to protect bikes for renter, landlords personal items, and your misc. GAS only golf carts are allowed should you wish to rent one, NO electric golf carts allowed.

WINTER HIGH SEASON SPECIAL$$: 3% discount if you book a 4 month minimum stay starting Dec 1st-.
2024, 8% if you book a 5 month minimum stay starting Dec 1st-2024 (10% if 6 month or more starting Dec 1). 10% discount if you book any four month (April- Oct). If you have a special calendar need please feel free to inquire directly via cell at contact number above.

"50% of ALL rental are due within 7 days of booking to secure/hold your booking".

***Rent includes WIFI/internet (WIFI ONLY), lawn care, pest control and utilities. Rent does **NOT** include 7% Sumter County occupancy and 4% tourism tax. Please add 11% to your monthly rent amount only, thank you.

**$50.00 Amenities Guest Fee paid by tenant (for Golf/Pool/Pickleball/Bocce/Rec Activities, does NOT include weight room/not offered).

CANCELLATION POLICY via ""November - April"" REFUND POLICY:
****DUE TO "high season & last-minute available FILL risk ", IF a reservation is cancelled prior to 91 day before occupancy, 50% of monies held are refunded, there are no additional cancellation fees.
***IF the reservation is cancelled anytime during 90 days prior to occupancy, the rent deposit is NOT refunded.

CANCELLATION POLICY via ""May - October"" REFUND POLICY:
IF a reservation is cancelled prior to 31 days before occupancy, 50% of monies held are refunded, there are no additional cancellation fees.
***IF the reservation is cancelled anytime during 30 days prior to occupancy, the rent deposit is NOT refunded.
