The villa comes with 2 gas golf carts.

The kitchen is fully equipped with everything you may need to prepare meals or entertain new friends. Our living room is furnished with a smart TV along with streaming and antenna TV service and high speed Internet.
The master bedroom has a king size bed with a Sleep Number mattress, and a soft topper for coziness, a dresser, a large walk in closet, 2 cozy robes to use while you are visiting, an iron and ironing board - comes complete with towels and linens.
The second bedroom offers a queen size Sealy Posturpedic with a 2 topper for comfort.
The third room offers a king bed memory foam mattress, and a small desk for your office needs.
Both rooms have access to the guest bathroom with towels and linens. 4 beach towels are also available to be used at the pool.
The Lanai ncludes conversational seating for 4, and the patio has a covered gazebo with screening with plenty of seating for everyone. Enjoy the full privacy of our courtyard villa
The Sabal Chase pool is just around the corner ~ a 2 minute walk. There are 4 pools within 1 mile of our villa ~ AND SUMTER LANDING is about a mile down the road! A nice little walk, and you are at the square.
We also offer resident ID cards transfer for $50.

Rental Policy:
At contract signing $1500 security deposit (refundable if no damage or excessive cleaning is needed) and $300 cleaning fee due.
50% of rent due 90 days in advance.
Balance of rent due 30 days in advance.
Rental rate includes electric, water, garbage, amenity fees, lawn maintenance, pest control, landscaping, cable TV and high-speed internet.

Cancellation Policy:
The refund policy if cancelled by 90 prior to 1st day of rental period you will receive a100% refund of security deposit and balance collected.
If cancelled within the window of 89 days to 30 day prior to 1st day of rental period you will receive a 50% refund on all deposits, fees, and balances collectedIf the Villa can be rented for your cancelled rental period you will receive 100% refund for each month that has a secured renter. Rates do not include 7% tax.
Please note: This is an active Senior Community for residents 55yrs+. Young visitors are allowed for limited time periods. Family activities are available.
