Property Details

Property and local taxes, utilities, cable TV with 125+ channels, high speed internet, lawn/pest control service are included in $2,800/month bookings. A golf cart is not provided due to liability. Local cart rentals are available. Renter's insurance required. Golf cart insurance is required if renting a cart.

2024 & 2025 ANNUAL RATE and 6 MONTH (plus 1 day) RATE

$3,000.00/month owner pays all utilities including Water/Amenities Fees, Mowing /Pest Control and Taxes.

$2600.00/month, renter pays for Gas, Electric, Internet, Cable TV, Phone and Village ID cards ($50). Owner pays Water/Amenities, Lawn Mowing/Landscaping & Taxes. Golf cart is not included. Local golf cart rentals are available. Proof of Renter's Insurance, covering Personal Property and Liability is required. Golf Cart Insurance required if renting a cart.

Rates are for 2 persons. Additional (non-family guests) are $50 per guest per week. Maximum 4 person occupancy.

$2.000 Security Deposit is due within 2 weeks of booking - includes a non-refundable $350 Cleaning Fee.
The Damage/Security Deposit will be returned (minus cleaning fee) within 30 days after the end of the lease, minus any amount required to repair damages or cleaning required beyond the basic cleaning which is covered by Security Deposit. All keys, garage door opener, Village ID cards, and gate pass must be returned before leaving on your last day.

This Patio Villa, in the Village of Hawkins, is near the following amenities:
Neighborhood pool and postal within walking distance. Pool is reserved for adults 30 yrs+ with IDs, no children. The pool at the Aviary Recreation Center is a family pool for adults and children with IDs.

The Sawgrass Complex:
Features the Clifton putting course, McGrady's Pub, Sawgrass Marketplace, the unique Boxcar Music and Entertainment venue, Ezell Recreational Center with sports pool, shuffleboard, corn toss or bocce ball. The new Southern Oaks 18-hole championship golf course is located across the street from Sawgrass Marketplace.

Brownwood Square:
Free nightly entertainment and dancing to live band music.

Aviary Recreation Area:
Adult/family pool, shuffleboard, bocce and bean bag toss.

Everglades Regional Recreation Center:
Has a sports pool, meeting & gathering rooms, theater, soccer field, RC car range, RC boat dock, softball complex, basketball, pickle ball, platform tennis, bocce, shuffleboard, corn toss, shared pavilions and 16 miles of walking trails.

Magnolia Plaza Shopping Center:
Close to shopping and grocery stores.

The spacious kitchen (fully-equipped with cooking and baking appliances and utensils) has a large food prep island, large counter, and 4 bar stools. All cabinets have over and under led lighting.
NOTE: Owners manuals for all appliances and utilities are located in the kitchen island drawer, along with The Villages map and business/shopping/dining guides for your convenience.
The dining room seats 4, with sliding glass door to patio. The beautifully furnished living room has an entertainment center with a 55" Smart HD TV with Sound Bar, Blu-ray DVD player and lounge chair. The master bedroom has a TV, king size bed and private bathroom with double sinks, walk-in shower stall & separate toilet and large walk-in clothes closet. The guest bedroom has a queen size bed, large closet and is close to the 2nd bathroom with toilet, sink and vanity. There are ceiling fans in all rooms (except the baths), including the lanai. An in-house laundry room is equipped with a washer, gas dryer, ironing board and iron. There are 2 vacuums, brooms, mop, Dust Buster hand vacuum and a starter supply of cleaning products for your use. The all-season glass enclosed lanai with mirror tinted windows and door features a ceiling fan, furnished with a loveseat, end table, cabinet and computer desk with hutch. The outdoor patio features a gas BBQ grill, round glass table with a night time solar LED lighted umbrella, 4 chairs, teak end table and a deck box for storing chair covers and Weber gas grill accessories.

While staying in The Villages, you are required to have a Villages Temporary Resident ID card, (cost $50 for 2 IDs). This fee is paid directly to The Villages and is not refundable. These temporary resident ID cards allow priority access to all of the neighborhood and family pools, sport pools, lap/exercise pools, recreational center activities, movie theaters and much more. Free golf at all executive golf courses and reduced rates at the championship courses is also available.

The Villages is an active Senior Community for residents 55 yrs+. Young visitors are allowed for limited time periods. Family activities are provided.
