The outdoor screened lanai is furnished with 2 comfy rocker/swivel chairs and a couch to enjoy morning coffee or afternoon cocktails! Private side patio is furnished with 2 lounge chairs to soak up some sun. A four person golf cart is included with this rental. There is a gas grill for outdoor cooking.

As well as modern movie theaters, and an assortment of great shopping and dining opportunities! Brownwood has a vendors shopping night every Thursday and a large farmers market every Saturday, all in the town square.

Golf: over (40) Executive 9 hole golf courses all included at no charge with the Temporary Resident ID passes and over (12) - 18 hole Championship Courses at a reduced fee.

RENTAL POLICY & TERMS
Deposit: 50% to be paid at time of booking, mailed with the signed lease.
Balance: due in full 60 days prior to occupancy date along with a $1000 Damage/Security deposit and a $200 cleaning fee.
The $1000 damage deposit will be returned within 14 days after end of lease following home inspection.
All rates are based on 2 person occupancy, guests of the tenant staying longer than 1 week will require pre-approval and possible additional charges.
Villa is smoke-free.

Two (2) Temporary Resident I.D.'s passes are available for an additional $50 charge for all monthly rentals. These I.D.s give all the benefits of an owner, including free
Golf at all executive courses and reduced rates at the Championship courses, priority when making tee times, discounts at the three movie theaters, and
many other benefits. Guest passes for stays 30 days or less can be issued free of charge. High speed internet, Cable Television, all taxes, utilities, trash and lawn service are are included.

Cancellations: Deposit will be refunded if notified up to 60 days prior to your rental date; If within 60 days deposit will be refunded less a $100 administration fee if the unit rents out for the same period.

The Villages is an active Senior Community for residents 55yrs+.
All tenants must be over 30 years of age, with one of the party being 55.
