Borders the Reader Wildlife Preserve (Owls, otters, anhingas and much more to see!) and both Red Fox and Gray Fox Executive Golf Courses. Walking distance to both Fenney and Spanish Moss Rec Centers. Only 10 minutes to Brownwood Town Square for nightly entertainment, MVP Athletic Club & Spa, and many restaurants, retail stores, etc. Magnolia Plaza (Publix, restaurants, etc) only 7 minutes by golf cart.

Unit includes brand-new LVP flooring in living room, dining room, kitchen, hall and main bathroom! Plus, glass-enclosed lanai, additional outdoor patio and backyard privacy fence. Living room has a smart tv plus a Roku box and DVD player; Primary bedroom has a King-sized bed, tv with additional Roku box, plus Bose sound radio. Guest room has a Queen-sized bed and a Roku TV. Nice selection of books, jigsaw puzzles, board games and playing cards; Printer/scanner available for tenant use; Golf clubs, Pickleball equipment, outdoor gas grill and bicycles available for use during stay; Fully stocked Keurig.

Property taxes, utilities, high-speed internet, trash and lawn service are included. Roadside Assistance included with golf cart.

Monthly rental policy:
50% of Rent is due within 60 days prior to check-in; Balance due 30 days prior to check-in.
$750 Security Deposit due within 7 days of booking. Deposit refunded no later than 15 days after check-out if no damage.
$200 non-refundable Cleaning Fee--deducted from Security deposit.
Agreement is for 2 occupants. Additional guests must be approved by the landlord and may incur additional fees.

Cancellation Policy: To receive a full refund of the Security Deposit, reservations must be canceled no later than 90 days prior to rental term. If reservation is canceled less than 90 days prior to rental term, and new tenants are found to cover the rental term, a full refund will be issued. If the reservation is canceled between 31 and 60 days prior to check-in, a 50% refund will be issued. If new tenants can be found for the entire rental term, a full refund will be issued. If the reservation is canceled less than 30 days prior to check-in, no refund will be issued unless new tenants can be found for the entire rental term.

Two Temporary Resident ID's INCLUDED (save $50) on all stays 30 days or more to fully enjoy The Villages lifestyle--access to all the Executive golf courses!
