Welcome Home! And, to the heart of The Villages known as Lake Sumter Landing. (Spanish Springs Town Square is 5 miles north, while Brownwood Town Square is 6 miles south). From the house, a walk directly across the street is the Virginia Trace Neighborhood Pool (for residents and guests over 30yrs) and mailbox facility. Then three-tenths of a mile is the Canal Street Recreation Center and Family Pool (for families and guests under 30yrs). Inside the Canal Street Recreation Center one will find billiards, meeting rooms for clubs and activities, while outside there are horseshoe pits, shuffleboard, bocce ball, pickleball and tennis courts. Our UNFURNISHED Designer Home with 2-bedroom plus den (no closet; but plenty of space for using the room as an office or spare guest room) and 2 full bathrooms is immaculate and tastefully painted in warm earth-tone colors. The house is 1,927 square feet, bright and airy with an open, split floorplan and vaulted ceilings throughout. You will find tile flooring and Mannington wood laminate in most of the house and carpet only in the bedrooms and den. The kitchen has stainless appliances, a center island, breakfast nook and lots of cabinets and counter space. The cabinets in the kitchen and both bathrooms are white with granite countertops (predominantly white with light gray wavy marbling). Tenant's Suite has a his and hers walk-in closet and dual sinks in the bathroom. The split floorplan places the guest bedroom, bathroom and den on the other side of the living area and can be completely closed off via a pocket door (creating privacy for both tenant and guests). Between the kitchen and garage is an indoor (walk-through) laundry room with a washer and dryer. The garage is deeper than most and will fit 2 medium size cars or 1 car/SUV and a golf cart* (*golf cart not provided by owner; tenant can rent one at their own expense; lots of golf cart rental businesses nearby for tenant). Just off the dining and living room (which is also accessible from the Tenant's Suite) is a glassed-in and screened-in lanai - a wonderful place to enjoy morning coffee or an evening cocktail. Better yet, you can enjoy both on the open-air patio (10x25 ft) outside under the canopy of a splendid Laurel Oak tree. The long-term tenant pays electric, gas, cable/internet, telephone, and renters' insurance (strongly advised as stuff can happen). Owner pays water and sewer, trash pick-up, lawn care, landscaping maintenance, pest control, Villages amenities, and Temporary Resident ID (needed to participate in activities around The Villages; i.e., used at any of the 107 recreation facilities, 100+ pools, provides discounts at Town Squares; movie theaters and more; plus, it's required to play golf at any of the 49 nine-hole Executive golf courses and reduced rates at the 14 Championship courses). Your guests are also eligible to attend activities at the recreation facilities and pools but are required to have a Guest ID (easy to obtain). First month's rent of $2,600 and $2,600 Damage and Cleaning Deposit*** is due at Contract signing. (***The $2,600 Damage and Cleaning Deposit is refundable within 20 days of departure and after inspection of property reveals no damage to the home and its contents; normal use is expected). Occupants named on the Rental Contract are the only residents allowed long-term; no subletting. Short-term guests are welcome. Something to consider . . . renting annually and living with your own personal furnishings versus paying the Florida high season rates provides you the freedom to come and go from The Villages - as often as you desire; for as long as your rental contract is active! Also, ending the search and the time it takes to find accommodations each time you want to visit. Sometimes this happens and if it does, please note . . . if house keys are lost, you will be charged $30. If Gate Pass is lost, you will be charged $100. If garage remote is lost, you will be charged $100.
