Rental is in The Village of Charlotte, which is between Lake Sumter Landing Market Square and Brownwood Paddock Square Town Centers and close to the bridges to homes and activities south of Route 44. Sarasota Golf Center and Colony Shopping Center(Publix, Walgreens, banks, restaurants, stores and gas stations) are a 10 minute golf cart drive. Walmart Neighborhood Store is a 10 minute golf cart ride.

Numerous Executive and three Championship golf courses are a short golf cart drive, too. The Charlotte Neighborhood Pool and Captiva Recreation Center with a family pool, pickle ball courts, and shuffleboard are also within short walking distances.

NO SMOKING or VAPING is permitted in the home or on the property. Pets are not allowed.

In July, 2024, the interior of the home was updated . The entire interior was painted and luxury vinyl plank flooring installed. A new hot water heater was also installed.

The home is furnished with all you will need for a comfortable stay. The home has an open floor plan. The living room has a Lazy Boy reclining loveseat, 2 powered recliners, side chair and large screen 50" Samsung HDTV(TV programming is YouTube streaming). The dining area has a table and six chairs.

The primary bedroom has a king size bed, dressers, end tables, and a reclining chair for reading. It also has a 48" TV(programming is YouTube streaming). The private en suite has dual vanities, walk in shower and a large walk in closet.

The guest suite has a queen size bed, dresser, wall mounted TV(TV programming is YouTube streaming), a walk in closet and a bath with tub and shower.

All bed linens and towels are provided. Pool towels and noodles are supplied.

The kitchen contains numerous dishes, glasses, silverware, linen(dish towels, dish cloths, placemats and napkins), cooking pots and pans, casserole dishes and utensils. A Keurig Coffee Machine, Cuisinart Coffee machine, Cuisinart 4 slice toaster, Crock Pot, and Delonghi grill are provided. A new dishwasher was installed in November, 2023.

The inside laundry room off the kitchen contains a washer, dryer, iron, ironing board and cleaning supplies.

A screened furnished lanai with privacy is off the dining area. The landscaping around the lanai offers privacy.

A Yamaha 2-seater gas powered golf cart with roadside assistance is included with the rental. It receives yearly service from The Villages Golf Cart Store at Brownwood Paddock Square.

Starting supply of household consumables (dishwasher pods, laundry he detergent, liquid hand soap, coffee filters, bathroom and kitchen cleaning supplies, toilet paper and paper towels) are provided.

Owners are permanent Village residents and live close to the rental so are available if needed.

Reservation Deposit 50% of rental fee due within 7 days of booking reservation.

Remaining 50% of rental fee, 7% Florida tax and the security deposit of $500 due 60 days prior to first day of rental.


Security Deposit:
Security deposit is refundable at the end of the lease after satisfactory property inspection.

Cleaning Fee: A Cleaning Fee of $ 150 will deducted from the Security Deposit.

Cancellation policy: If booking is cancelled, rental fees will be returned only if home can be rented for the same time period at the same rate.

All real estate taxes, utilities, internet , trash, lawn services , and pest control are paid by owner..

**A $50 Optional temporary resident I D Fee payable to The Villages with your application. It can be obtained upon arrival that allows guests use of the The Villages amenities such as golf.
