A starter supply of paper products and cleaning supplies are provided. Living area has comfortable seating along with a 77" smart TV equipped with Hulu, YouTube, Prime, etc. (account required). Dining room offers ample seating as well as the kitchen nook. Enjoy a cup of coffee in the mornings on the screened lanai relaxing on the outdoor sofa or chair.

Owner: responsible for high-speed internet & Wi-Fi, (2) Villages Temporary Resident ID cards, electricity, gas, water, sanitation, amenity fees, exterior pest control, landscaping maintenance, bond fee, homeowners insurance and property taxes.

Tenant: Absolutely NO SMOKING/vaping in or on premises. Security deposit will be forfeited if smoking/vaping is detected. Golf cart NOT included. No mailbox access provided. You will need to rent a PO Box if mail is needed.

Upon booking, 50% of total rent ($9,000), security deposit ($1,500) and signed rental agreement are due within 10 days. Remaining rent ($9,000), cleaning fee ($200) and 7% State and local Sales and Use Tax ($1,274) is due October 1, 2027 (90 days prior to arrival).

Short-Term Rental Policy (subject to +7% State and local Sales and Use Tax):
$6,000 month (3-month rental - January/February/March 2027). Based on 2 adult person occupancy. Additional 2 guests may be added for an additional fee.
$1,500 security deposit (refunded at end of lease per house is in good condition)
($200) non-refundable cleaning fee

Payments are accepted by cashiers check, Venmo or wired funds. In the event of cancellation, the security deposit will not be refunded unless owner is able to re-rent without rental loss (owner will make every effort to re-rent as quickly as possible).

This is our retirement home but please enjoy it until we are ready to enjoy the retirement life for ourselves (later in 2027).

The Villages is an active Senior Community for residents 55yrs+. Visitors are allowed for up to 30 days.
