Security fee will be refunded within 2 weeks of end of stay if no damage or loss exists.

Rental Policy:
--50% of total rent (non-refundable unless able to find replacement) amount due within 7 days of booking. The security fee and balance of rental amount, is due 90 days before arrival. Full amount of rental, security deposit and other fees are due with signed lease if rental commences less than 60 days before arrival.
--Rent includes: Villages amenities fees, WiFi, lawn care and all utilities.



$50.00 Temporary ID fee (for 2) is tenant responsibility. We will complete application and tenant is responsible to pick up ID's upon arrival. Village ID's gives full access to all residential amenities including golf at any of the executive courses. Guest passes (free) give access to recreation centers, pools, pickle ball, tennis, shuffleboard, billiards, archery, bocce ball, horseshoes. Over 2,000 clubs and activities, recreation centers and swimming pools . There are 36 Villages executive golf courses for free and twelve champion courses for a modest fee.

In the event of a cancellation, the security fee will be refunded in full. Rent paid will be refunded only if the house can be re-rented at the same rate for the same dates. It is advised that renters opt for trip cancellation insurance.

$100 fee for lost garage door clicker ,and lost gate key will be taken out of the security fee .

Payment may be made by Bank check ,Monthly Rates run 1st through last day of month

Check-in at 2:00PM, check-out 10:00 AM last day of the month

NO SMOKING in the house, or on the Lanai,or anywhere on our property.Small dog only ,$200 non refundable fee, per dog.

Ring Door Bell monitored by owner for your Safety. No mail box provided , if you want your mail you will have to rent a PO Box unless you rent for 3 months or more. 1-2 well behaved dog/s permitted to stay with you provided the house is returned in the condition it was offered, including removal of any dog hair or odor. I provide furniture coverings. $200 pet fee. Per dog per stay. Dogs must have no history of aggressive behavior, must be up to date on shots, and flea/tick treatments.



Property taxes, electric service, cable and internet,lawn service included Resident IDs are available for an additional one-time fee of $50 per couple through The Villages. Resident IDs entitle you to golf on all 36 Executive Courses (you pay only a small trail fee), and reduced rates at the 12 Championship Courses. Resident IDs also give you free access to pools ,recreation centers, clubs and activities, and discounts at the Villages movie theater,The Savannah Center, and events at the Sharon Morse Performing Arts Center.


NOTE: GOLF CART IS PROVIDED AS A COURTESY FROM THE OWNER IF FOR ANY REASON THE CART DOES NOT FUNCTION PROPERLY YOU WILL NOT BE GIVEN A REPLACEMENT CART. YOU WILL BE RESPONSIBLE FOR RENTING YOUR OWN CART. IF YOU WOULD LIKE TO RENT A CART INSTEAD OF USING THE OWNERS CART PLEASE let us know and we will refer you to rental agency. Rental Policy:

Renters and guests are aware of and accept and assume all risk of harm. You, as renters and your guests, release the property owner and their representatives from any liability, including financial liability or any injuries/harm that may occur if guests are injured on the property.

Missing keys, gate cards or garage door openers will be replaced at the renter's expense.
