Rental Policy: At contract signing $500 security deposit and $150 cleaning fee due .*Additional Cleaning Fee of $100.00 will be applied to all pet approvals. Deposit and cleaning fee will be returned to the tenant within 14 days provided no damage is done and the house has been thoroughly cleaned. Pet cleaning fee is non-refundable. 50% of rent due with return of lease with balance paid 45 days in advance. Villagers ID (for 2 people) may be purchased for $50 paid directly to The Villages . This allows you to use any of the 36 executive golf courses, all recreation facilities and the wonderful amenities the Villages has to offer. The Villages offers 3 Town Squares Sumter Landing, Spanish Springs and Brownwood. You never get bored in the Villages! Golfers have option to play the 40 executive golf courses and 12 championship courses. Pickleball/Tennis courts are abundant thru-out the villages as well as bowling, corn hole, bocce, shuffle board, archery, lawn bowling, platform tennis, sand and water volleyball, croquet, air gun ranges and more! With the purchase of resident ID cards you can play any of the 40+ executive 9 hole golf courses with no greens fees. If you walk, its free. If you drive a cart, it is $11( Price may vary) for trail fees. If you play a lot of golf, you can buy a 6 month unlimited trail pass for $72 (Price may vary). These executive courses present some challenging par 3s and the occasional par 4, with three sets of tee boxes to accommodate golfers of different skill levels. You pay resident rates on greens fees at the 12 Championship courses. You are also entitled to use any of the family friendly and adult only (30 or older) swimming pools, organized activity swimming pools, bocce ball, shuffleboard courts, horseshoe pits, billiards tables, tennis & pickle ball courts, basketball courts, sand volley ball and over 2700 organized activities every week throughout The Villages.Visitors are allowed. Owner to be informed of visitors stay of more than one week and a fee will be assessed.
Cancellation Policy: The refund policy is 90 days out 100% refund of security deposit and balance collected, 30 days out 50% refund on all deposits, fees, and balances collected (if the Villa can be rented back out you will receive 100% refund for each month that has a secured renter). This is an active Senior Community for residents 55yrs+. Young visitors are allowed for limited time periods. Family activities are available.
