Join our wonderful neighborhood during your stay at The Villages. Our Patio Villa in St. Charles is a short walk to either the neighborhood pool or Sea Breeze Recreation Center. A 15 minute cart ride takes you to either the Colony area restaurants & shops or Sumter Landing Town Center. Quiet part of our village, no through traffic in front of home. Brownwood is about 20 minutes distant.

Our home is truly just that, a home. Decorating has been designed to make you feel welcome, w/ areas for dining, relaxing or playing games. Bedroom furnishings include a king size, & a queen size bed. The pleasant living area is furnished & accented for comfort.

Kitchen has: refrigerator (new), electric glass top stove, dishwasher, toaster, can opener,
microwave, coffee maker, crockpot, cooking utensils, dishes, etc.

Tile floor throughout

Clothes washer (new) & dryer in garage

Master bedroom with large walk-in closet; is furnished w/ king size bed; has private bath / shower, 32" flat-panel TV

Guest bedroom furnished with queen bedroom set, good closet space

Linens are provided including bedding, towels, two beach towels and kitchen towels.
Screened lanai with patio table & 4 chairs

Vaulted ceilings throughout with ceiling fans in both bedrooms, kitchen, living & dining areas, as well as lanai

Solar tubes in both bathrooms and kitchen brighten rooms during daylight.

Wireless internet access for those who like to "stay connected" and printer.

Living room with 32" flat panel TV & DVD

Clothes iron, ironing board, hair drier

Two (2) bag chairs live in the garage for your use and one reclining lawn chair.

Charcoal grill and propane grill in garage.

Four seater gas Golf Cart is provided; only licensed drivers may operate it and it must be in same condition when renters leave or any repairs will be paid for by renter (security deposit does not cover damage to golf cart).

Daily Sun newspaper is provided upon request.

Absolutely no smoking in house, on lanai, or in garage -- Owner is cancer survivor

Rental prices are for two (2) adults, as listed on rental agreement.

Check-in time -- 4:00 PM, on first day of month

Check-out time -- 12:00 PM, on last day of month

Keys, garage door opener & gate passes will be available upon check-in & must be returned to owner
at check out. Replacement costs of lost keys, openers, & gate passes will be deducted from security
deposit

Villages Temporary resident ID card can be included for $50 payable to The Villages and is highly recommended because it allows you the same access to all facilities as a permanent resident. Provides access to Executive golf courses (trail fee charges) & championship golf courses (at reduced rate), plus access to activities at all Village facilities.

All taxes, utilities, cable TV, trash, lawn service, Internet, & basic local phone service are included.

Rental Policy:
$1000 security deposit is due w/n 7 days of booking and will not be refunded if rental is cancelled. 45 days before rental period, total rent is due. Upon leaving the home, the security deposit will be returned minus any monies needed for damages. Will consider long term rental. Rentals of 3 months or more (December through April) are eligible for $500 discount.

$100.00 Cleaning fee.

The Villages is an active Senior Community for residents 55 yrs+. Young visitors are allowed for limited time periods.

Family activity areas are provided in The Villages.
