Conveniently located 5.5 miles to either Brownwood Town Square or Lake Sumter Landing, you will enjoy dining, movies, shopping and live nightly entertainment. This Villa is located near four Championship golf courses and several Executive courses as well as the Sarasota Practice Range. Country Clubs are within a few minutes drive as well as the Moyer Recreation Center. Relax at Pine Ridge pool, less than a mile away! The Colony and Pinellas Shopping Plazas are a few minutes drive, via car or golf cart, offering Walmart, Publix grocery, Walgreens, banking, restaurants and retail.

The living room is comfortably furnished with Lazy-Boy furniture and features a 60" smart TV. The triple sliding doors open to the comfortable lanai, which is perfect for conversation seating with a loveseat, swivel rocker, and straight chair with ottoman. The patio has a lounger, side table as well as two polywood adirondack chairs and table. There are board games and several decks of cards for your enjoyment, should you choose a leisurely night at home!

The Master Bedroom features a king sized bed, ceiling fan, two night stands with lamps, 32" TV, private bathroom with walk-in shower and walk-in closet. The Guest Bedroom features a queen sized bed, ceiling fan, two night stands with lamps. This bedroom and guest bathroom are separated from the living area by a sliding pocket door, providing complete privacy. The 3rd Bedroom offers a queen bed, ceiling fan, night stand with lamp, desk and chair.

Fully equipped kitchen with cookware, bakeware, dishes & glassware. Small appliances for your use: keurig and 12 cup coffee maker, crock pot, toaster, blender, hand mixer, and more. High table dining area seating for 4 with 3 bar stools at the counter.

- Included with your rental is a 2-seater Golf Cart and 2 bicycles with helmets
- An initial supply of items such as laundry pods, dryer sheets, dishwashing liquid, soap, tissues, toilet paper, napkins, paper towels, are provided to make it easy for you to settle in and make yourself comfortable.

Utilities, YouTube TV, internet, trash, amenities and lawn/pest maintenance are included. The Villages Daily Sun newspaper included. Your Temporary Resident ID Card, a $50 purchase fee per couple, entitles you to all Villages amenities: play any of the 38+ executive 9 hole golf courses. The executive courses present some challenging par 3s and the occasional par 4, with three sets of tee boxes to accommodate golfers of different skill levels. Resident fees apply at the 12 Championship courses. You are also entitled to use any of the family friendly and adult only (30 or older) swimming pools, organized activity swimming pools, pitch and putt, bocce ball, shuffleboard courts, horseshoe pits, billiards tables, tennis, & pickle ball courts, basketball courts, sand volley ball and over 2700 organized activities every week throughout The Villages.

Policy: Rental is based on 1or 2 person occupancy. 50% of rental required with signed agreement within 10 days of booking. Copy of Drivers License or Identification Card is required. Remaining 50% and $800 security deposit is due 45 days prior to arrival.
Reservation deposits are only refundable if the home is able to be re-rented. In the event the property is re-rented and a refund is due, a $200 processing fee will be charged. Please see Trip/Vacation Insurance under Info 4 Renters on this site for additional information, should you have interest.
Security deposit, less $175 cleaning fee, will be returned within 10 days of departure after inspection of the property reveals no damage or loss of property to the villa or cart.
Additional guests: after a complimentary 3 day visit, there will be a $25 per guest, per day charge.
