Welcome to our relaxing, beach-themed courtyard villa! It's furnished with all the conveniences you'll need to enjoy your stay in The Villages. Shopping, dining, pools, golf and other recreational activities are all located within a short 5-10 minute drive by car or golf cart! Very friendly neighborhood with lots of planned activities!

The fully equipped kitchen, recently updated with granite countertops and stainless steel appliances, features an electric glass top stove, refrigerator with bottom freezer and ice maker, dishwasher, microwave, table and 2 chairs. Small appliances include a 4 slice toaster, crock pot, hand mixer, blender, coffee pot, George Foreman grill, hot pot, and a Keurig.

The dining area features a table with six chairs, matching hutch and patio doors leading to a side patio with a gas grill, table and chairs and 2 lounge chairs.

The living area has a large flat screen HD TV with cable (and, yes, we do get the Golf Channel!), DVR and Blu-ray player, ceiling fan, and patio doors leading to lanai.

The master bedroom features a king size bed, wall-mounted flat screen TV, ceiling fan, patio doors leading to the lanai and a large walk-in closet with iron, ironing board and full length mirror. The master bath contains granite countertops with dual sinks, a large tiled shower with bench seat and a solar tube for natural light. The linen closet is stocked with bath towels, beach towels, extra sheet sets and 2 beach bags. Hair dryers are also provided.

The guest room features a comfortable queen size murphy bed which folds up out of the way when not in use, a ceiling fan, flat screen tv, chest of drawers, night stand, and its own private bath with a larger granite topped vanity and shower/tub combination. Guest bath also features a solar tube for natural light. The guest room doubles as a fully functional office with Wi-Fi, built-in desk and desk chair, free nationwide phone service, and a wireless printer/copier/scanner.

The lanai is tiled, glass enclosed and insulated for your comfort and contains a ceiling fan along with wall mounted TV with Roku stick, four comfortable reading chairs, 2 ottomans, and a wicker side table. Lanai patio doors open to a screened in patio with painted cement, table, umbrella, 4 rocking/swivel chairs, chaise lounge with side table, 2 side chairs and awesome palm tree views!

A full size washer/dryer and laundry tub are located in the 1 1/2 car garage along with a 2016 4 seater Yamaha gas golf cart. The cart contains side enclosures to keep you warm and dry on cooler or rainy days. (Our personal golf cart is also in the garage, but is covered and not available for renter use. If you bring a car, it will need to be parked in the driveway.) 2 sets of golf clubs and 2 bicycles are also available for your use. The garage also features removable screened privacy doors which allow fresh air in - especially nice when doing laundry!

Rates include all taxes, utilities, cable w/dvr, nationwide phone service (including Canada), high speed Wi-Fi and daily Villages newspaper. If Lifestyle IDs are desired, renters are responsible for paying the $50 fee when picking them up at the Lake Sumter Sales office. Otherwise, owner will request guest passes for renters for the duration of your stay.

Rental Policy: $1,000 Security deposit due with booking. Full rental cost due 60 days prior to occupancy. $125 cleaning fee. Cleaning fee will be deducted from the Security Deposit and the balance will be returned within 15 days of departure, if property is left in same condition as when you arrived.

No smoking in or around the villa. Sorry, no pets allowed.

The Villages is an active Senior Community for residents 55yrs+. Young visitors are allowed for limited time periods. Family activities are provided.
