This Courtyard Villa is located in the St. James neighborhood, between two town squares, Lake Sumter Landing and Brownwood that include movie theaters, restaurants, shops and nightly live entertainment. Within minutes of golf, pools and recreation centers. Sterling Heights Recreation center is the closest.

The villa can sleep up to 6 guests. There is a king-size bed in the sunny master with a 32" flat screen TV, walk in closet and private full bath with a sliding glass door that leads to the lanai. The second bedroom has a pocket door for a private suite, queen-sized bed, Roku TV and private full bathroom. The third bedroom has a day bed with a trundle to sleep two more (two twin beds). The villa has a 60" flat screen Smart TV, high speed wireless internet and a blue ray DVD player in the living room. The kitchen is fully equipped and the laundry is located inside. All linens and towels are provided. There are also beach towels, beach chairs, coolers and an umbrella for that trip to the beach. Recently installed tile in living room and lanai. New appliances and new bedroom carpeting. New gas grill. Updated front and backyard landscaping.

Included are all taxes (INCLUDING Florida sales tax), utilities, TV, trash, lawn service, high speed wireless internet and gas golf cart. Golf cart use is COVERED by an insurance policy. Not all properties offer this. Please ask about this important detail when booking this villa.

Amenities include golf (at the many courses spread throughout The Villages) and recreation facilities/activities at all the centers, such as exercise classes, crafts, bridge/euchre, etc., sports such as tennis, pickle ball, bocce, basketball and shuffleboard with a temporary resident ID.

Rental Policy:
Primarily rented by the month, but two week periods also available.
$900 security deposit due within 7 days of booking (Zelle, Venmo, check or money order) which is refundable within 15 days after end of lease if you leave the property as it was when you arrived. Cleaning fee $150 or free if you choose to leave it as you found it.
50% rent due 60 days prior to 1st day of occupancy and the balance due 30 days prior to occupancy. No refunds if cancelled within 60 days of occupancy. However, all attempts will be made to re-rent the property and, if successful, rent will be refunded.
If cancellation is necessary before 60 days, security deposit will be refunded only if another renter is found.
Monthly rental fees are based on double occupancy. There will be an additional fee for guests staying over 7 days. No pets allowed. No smoking or vaping on property.
Tenant is responsible for pick-up and purchase of Villages temporary resident ID, $50.
