FEES & PAYMENTS
Payment for security deposit, all rental months, IDs, and cleaning fee are due at the time lease is signed. Payment can be made via Venmo, Zelle, or cashiers check from a local bank.
All payments are non-refundable. If cancellation is necessary, rental monies would be returned only if owner is able to re-rent for the same period, at the same rate, less advertising expenses incurred by owner. Best practice is for you to secure trip cancellation insurance.
Security deposit is $2500; to be refunded less damages the later of 14 days after the rental term ends or completion of damage assessment.
POLICIES
The premises is strictly limited to private residential use ONLY. No part of the property may be used for any kind of trade or business purposes or illegal activities. Subleasing is not permitted.
At least one tenant must be age 55+. Persons under age of nineteen (19) are considered guests and not residents. Guests may temporarily reside in the home for periods not to exceed fourteen (14) days.
Owner reserves the right to request proof of tenant identity. Proof may include, but is not limited to, providing a government-issued photo ID, and consenting to a credit and background check.
Villages IDs are required for Villages amenities. Named tenants on the lease may purchase only 2 temporary resident IDs from the landlord. Guest passes are the tenants responsibility to obtain.
Pets are not allowed on the premises.No exceptions.
Smoking or vaping is not allowed on the premises.
The Villages is a golf cart community. The Villages has an app with designated golf cart paths and GPS directions. This home DOES NOT offer a golf cart as part of the rental. There are many local options for renting a golf cart.
Mail & Packages: Guests may NOT have mail forwarded or receive mail by USPS to this rental address; no key will be provided to the postal box. Easily get your USPS mail by retaining a postal box at a local mail/shipping store. Owner is not responsible for any packages delivered to the home.
Routine maid or cleaning services are not included. Throughout the lease period, it is the tenants responsibility to keep the house clean and in the condition presented at the start of the lease term. Vacuum, broom, and mop are provided.
