Welcome to this superbly located and beautifully maintained Patio Villa nestled in The Villages. The cozy 2 bedrooms offer a primary suite featuring a King Bed, a spacious walk-in closet, and an en-suite bath with a step-in shower; while the second bedroom offers flexibility for guests with a Queen Bed and a full guest bath nearby. Ceramic flooring throughout the entire Villa along with quartz countertops in the kitchen and both baths.

The location is superb for golfing as it's only a 5 to 20 minute cart ride to 8 Championship and 18 Executive Golf Courses along with multiple recreation centers featuring swimming pools, tennis and pickleball courts, shuffleboard, horseshoes, basketball, etc. In addition it's only a 20 minute cart ride to 2 town squares, along with shopping, dining, and all the fantastic amenities The Villages has to offer.

Rental Policy:
A 7% Florida Sales and Use Tax is charged to the rental amount.

Deposit/Security fee and a signed copy of the rental agreement must be received by the owner within 7 days of booking. The deposit is not refundable due to cancellation within 45 days of arrival date AND the owner does not secure a replacement reservation for the same time period at the same rate!

The Deposit of $600 is refunded in full within 15 days of departure after a full inspection of the premises is completed by the owner provided there is no damage and all inventory is accounted for.

A Non-refundable cleaning fee of $150 is required for all rentals and may not be paid with security deposit funds. The home is professionally cleaned between guests insuring a clean home for all to enjoy.

Check in is after 3pm on the agreed upon date of arrival and checkout is not later than 10am on the agreed upon date of departure. There will be NO refunds given for unused accommodations due to late arrivals or early departures.

Our home is a NON-Smoking, Pet-FREE home. NO EXCEPTIONS!!! If this policy is not adhered to the Renter's stay will be TERMINATED IMMEDIATELY upon discovery with NO REFUND GIVEN!!

Village ID: There are 2 types of IDs.
Guest ID No charge but is not valid at Sports Pools or the advance tee time system. Valid at the community recreation centers including community pools, pickleball, tennis, shuffleboard, and all recreation at these centers.

Lifestyle/Temporary Resident ID There is a fee of $50.00 for a maximum of 2 IDs. This ID provides the same access and rates as an Owner ID including access to advance tee times.
