This is an adult 55+ community. Children under the age of 18 are permitted for a maximum stay of 30 consecutive days; maximum 30 days in a calendar year.

Security deposit $500 (if leasing without a pet); $1000 security deposit if leasing with a pet.
Cleaning fee of $150 for non-pet renters OR $300 for pet renters will be due upon renter vacating the property.

Owner pays for one annual residence pass per renter (up to maximum of two per lease)

Rent: require first and last month rent due at time of signing of the lease. Rent is due at the beginning of each month and will be considered late after 5 days and will incur a $100 late fee.
