Cancellation policy::: TOTAL refund (Deposit & monthly payment) ONLY if villa can be rented for the same time period and terms. NO other penalty or re-booking fee will be charged.
NOTE:: 9% Florida (Rental) hospitality tax that we must pay is included in the price.
Monthly rent is due 90 days prior to the arrival date.
All taxes, utilities, trash, cable TV/internet, and lawn service are included.
NO PETS on the premises and NO SMOKING allowed in or around the villa, including the lanai. We are very firm about this request.

Rental price is based on 2 adult occupants. However, there will be an additional charge of $125.00 a week if guests (couple) stay with you. (A few nights are complimentary). All visitors staying in our home must be disclosed.
Lanai is screened-in with table and swivel chairs to enjoy the fabulous view.
Quality bed linens, bath towels and pool towels are provided.
Check in time is 3:00 P.M. OR sooner if villa is ready.
Check out is 10:00 A.M. on the LAST day of the month.
Vlgs. $50.00 I.D. allows you to golf on any exec. courses (4.00 fee) and championship courses (extra fee) along with entrance to pools, movies, shows and rec. centers.
$1000.00 security/deposit due within 7 days of booking. NOTE: This deposit (minus $150.00 cleaning fee and $50.00 vlgs. I.d.) will be returned with
