Nice Courtyard Villa in popular Collier; this Villa is very close to the town square Brownwood Paddock Square, and Eisenhower Recreation Center. Fully furnished home with screened-in lanai, with flat screen TVs in the living room and master bedroom. Has a fully equipped kitchen, inside laundry room with utility sink, Maytag Washer and Dryer, Weber BBQ grill, 5 piece dining set (table and 4 chairs), and table with 4 chairs in the lanai. Additionally, there are 2 chaise lounges that can be used in the back yard to "take on some sun". Master bedroom has a king size bed with bathroom and shower, guest bedroom has a queen size bed with bath, and 3rd bedroom does not have a bed but is set up as a den/study for a quiet room or privacy room; however, third bedroom has an inflatable bed if needing more sleeping space. A unique feature of the guest bedroom is that the second bathroom is in the hall area, with a pocket door for access. When that pocket door is closed, it creates a private guest suite. Home is all-electric, with 5 ceiling fans, Youtube TV, DVR, and 500MB internet connectivity speed. Connected to blue ray DVD player; WIFI access throughout the house. 4 passenger gas powered golf cart included as part of rental fee. All taxes and property fees are paid by the owner. Room for relatives/friends for short term stay (2 weeks or less) to visit you while you are in The Villages.
Security deposit fee is $2300, which is refundable after successful inspection, within 10 days after completion of rental. Additionally, a $300 cleaning fee is assessed and will be deducted from the security deposit. $50 fee from The Villages for (2) Resident Village ID cards. This card provides access to all Village Facilities; especially recommended for golfers.

Village lifestyle: a weekly Recreation Guide provides information about all clubs and activities in the villages. There is so much to do here! All the sports you can think of including golf, swimming, tennis, platform tennis, short court tennis, pickleball, bocce, shuffleboard, bowling, water volleyball, volleyball, softball, aqua fit, yoga, zoomba, line dancing, etc. Clubs for every interest including art, music, cards, carpentry, etc. Free entertainment (5-9PM) nightly in the 3 town squares. Touring companies perform at the Savannah Center, 3 Movie Theaters, Access to over 100s restaurants in the squares and surrounding areas. Brownwood Paddock Square (closest square to our Villa) offers dining options from City Fire to Five Guys and the World Of Beer, the Barnstorm eight screen stadium seating theater, and of course the LIVE nightly entertainment at each of the 3 Town Squares.

The Villages has 50+ Executive golf courses and 12 Championship golf courses; more courses under construction. There are 100 swimming pools, a Polo Club and bike riding trails throughout The Villages. Additionally, there are over 200 miles of multi-modal paths throughout the development, which are for golf carts, cycling, runners, joggers, and walkers. The Villages is an active Senior Community for residents 55yrs+. Young visitors are allowed for limited time period to visit.
